What million dollar living in Atwater Village looks like

Just how much would you pay for high-end living in Atwater Village? Local realtor Darren Hubert of Urban Hillsides blogged today about these cool new single family homes on Casitas Avenue that are listed at just over $1 million.

We’ve definitely noticed this new set of homes every time we hit up the ATX Kitchen for some pizza and beer. But now it’s ready for you to move in – if you can afford it. There are 27 homes total, and starting at $899,00 they are LEED Certified green living with solar panels, tankless water heaters, low-VAC paint, and more. Add in a two-car garage dumbwaiters, shiny new stainless steel appliances and finishes, terraces, and a rooftop a barbecue and incredible views. The $1 million plus home pictured above is 3 bedrooms, 2.5 bathrooms, and 2,228 square feet.

We just wonder… who the heck can afford it? And if you could – as kickass as this neighborhood is, would you live in Atwater Village?

High-end Atwater Village living comes at a high cost

What would you pay for high-end living in Atwater Village? This might surprise you a little bit – almost $1.5 million. For two bedrooms and a pool. However, the property is owned by sculptor Mineo Mizuno, so the property does contain a sizable artists studio. It’s also gated and is on a huge lot, but we doubt Mizuno will be leaving behind any of his beautiful pieces that are pictured in the property gallery (boo).

And it’s kind of located in the coveted part of Atwater Village – where moms and their baby strollers, dogs and their owners, lawn-mowing and nightlife take place. It’s safe to say, you could stumble home after a fun night at 55 Degree Wine. And it’s located just next to the LA River Greenway Trail, which may some day be on the up-and-up some day, which the MLS listing describes as “peace and tranquility.”

Register now for tonight’s Small Lot Subdivision discussion in Atwater

For those interested in land-use issues around Los Angeles, tonight The Mews (the ultra-modern single family homes that just finished being built on Perlita Avenue, north of Los Feliz Blvd.) is hosting a panel discussion on the city’s Small Lot Subdivision (SLS) ordinance. The 2004 law allows developers to divide up a single lot in order to build a collection of single-family homes or detached town houses – supposedly allowing for more affordable homes (usually smaller) and keeping out large developers from building huge apartment complexes.

Like most city planning ordinances, these things can be pretty confusing. But new projects like The Mews is one that utilized the ordinance to build its 23 units on one lot – and according to the website is one of the first. This is an opportunity to learn more about the SLS ordinance and The Mews in Atwater Village:

Flipping done right in Atwater Village

We like this fence much better.

Just looking at the before and after, this seems like a flip that benefits the whole neighborhood.

These Atwater Village bungalows located at 3175 La Clede Ave. were finished up this month by Los Angeles rehab business Group3. For $575,000, you get two mid-century homes equaling about 12oo square feet, each with two bedrooms and one bath.  The house flippers installed new hardwood floors, renovated kitchens and baths, added central A/C and heat, fixed up the foundations, and more:
